On March 13, 2026, BDO Canada Limited was appointed as receiver and manager (in such capacity, the “Receiver”), of 301 Westmount Road West, Kitchener, Ontario (the “Real Property”), and all proceeds thereof (collectively with the Real Property, the “Property”). Valour Westmount Holdings Inc. is the registered owner of the Property.

Subsequently, On April 14, 2026, BDO Canada Limited was appointed as Receiver  pursuant to an Order of the Honorable Justice Conway of the Ontario Superior Court of Justice (Commercial List).

REQUEST FOR OFFERS TO PURCHASE THE ASSETS, UNDERTAKI NGS AND PROPERTIES OF VALOUR WESTMOUNT HOLDINGS INC., WESTMOUNT LIMITED PARTNERSHIP AND VALOUR WESTMOUNT GP INC.

On April 14, 2026 pursuant to an order (the “Receivership Order”) of the Ontario Superior Court of Justice (Commercial List), BDO Canada Limited was appointed as receiver and manager (the “Receiver”) to exercise the powers and duties as specifically set out in the Receivership Order with respect to the assets, undertakings and properties of Valour Westmount Holdings Inc., Westmount Limited Partnership and Valour Westmount GP Inc. (the “Company”).   


The Receiver is inviting offers for the purchase of the assets, undertakings and properties of the Company. The Company’s principal asset is a 5-storey mixed use residential apartment building on lands municipally known as 301 Westmount Road West, Kitchener, ON. The building has 85 rental apartments, 3 commercial units, a two-level parking garage, and surface parking (the “Real Property”). Construction of the building was completed in 2024 with the first tenant moving in, in July 2024.


The Receiver requires interested parties to sign a confidentiality and non-disclosure agreement (“the NDA”) prior to gaining access to an encrypted electronic data room (“Data Room”) that contains the Receiver’s Confidential Information Memorandum (“CIM”) and other pertinent information with respect to the Real Property and the Receiver’s Sale Process.  A copy of the NDA can be found here  and executed copies should be sent via e-mail to Gary Mah ([email protected]) and Paul Kouadio ([email protected]).


The deadline date for the submission  the non-binding offer is July 6, 2026
